| Picture Gallery: Second Story Balcony Replacement |

| Step One.
In this project, were working on a second story balcony that has seen better days. As can be seen from the detail in the picture to the right, this balcony has fallen victim to rot, and now presents a safety hazard to the homeowners. The rot has spread throughout the structure, and the only acceptable option now is to replace the entire balcony with new construction.

| Step Two.
First, the old balcony is carefully deconstructed from rails to deck. All debris is collected and safely removed. As the old structure is taken apart, any areas where the balcony physically joins with the rest of the building are also carefully inspected for rot and damage, which will be immediately repaired if discovered to assure that the new construction is able to anchor safely.

| Step Three.
Once the old balcony has been removed, work can begin on the new structure. As with the previous balcony, this will be an all-wood construction, with a closed plank deck (no slats). There are no columns supporting the deck from underneath; the entire structure is supported through being anchored to load bearing members in the house walls. Special care is taken to assure that proper support is provided throughout to assure the highest levels of safety and security for the new balcony.

| Step Four.
With the deck in place, the new rail system can be installed. Unlike the previous design, which was quite open and swept forward, the new rails will be spaced closer together and arranged perpendicular the deck. This provides for added safety (especially where small children may be concerned), and is more in keeping with contemporary designs, as well as the overall appearance of the rest of the house.

| The Finished Project.
And here is the completed project, a brand new balcony ready for the homeowners to enjoy in safety. At this point, the structure is unfinished; the homeowners may choose to use a natural finish or to paint the balcony to match the rest of the house. Whatever their decision, this will certainly be a fine place to enjoy the fresh outdoor air for many years to come.
